What Do Great Title Sales Reps Do Differently? 7 Habits Backed by Data

Oct 26
4 min read

The short answer: Great title sales reps win on service, not price. They answer fast, protect the file, make agents look good to their clients and build relationships that last for years. The data backs this up. Agents rank responsiveness above everything else when picking a title company, and their clients mostly go wherever the agent points them.

Why title sales matters more right now

The money is back in the market. ALTA reported the title insurance industry generated $18.5 billion in premiums in 2025, a 13.8% increase from 2024. The year finished strong too, with fourth quarter premiums up 14.5% from the same quarter in 2024.

Competition is heating up as well. In 2019, independent title underwriters such as Westcor and WFG had a combined market share just under 15%, which grew to 26.9% in 2024. More players fighting for the same orders means one thing. Companies need reps who can actually win business.

ALTA CEO Chris Morton summed up the mood: “The title insurance industry continues to demonstrate resilience and reliability.”

Who really chooses the title company?

The agent. Not the buyer.

In a 2025 survey of over 550 agents by The Real Brokerage, 62% said their clients use their recommended title provider nearly always (75% to 100% of the time), compared with just 40% for mortgage providers. Buyers shop around for rates. They don’t shop around for title.

So in title sales you aren’t selling to consumers. You’re selling to the person consumers trust.

The 7 habits of top title sales reps

1. They’re the fastest reply in the agent’s phone

When agents were asked to name the single biggest factor in recommending a title company, 39% said the responsiveness and communication of the title officer. That beat accuracy, speed and existing relationships.

Real’s CEO Tamir Poleg put it simply: “providers who deliver transparent communication and timely service stand out.”

Great reps don’t sit on voicemails. They pick up, call back the same day and give a straight answer even when it’s bad news.

2. They protect the file like it’s their own

Accuracy and efficiency of title work came second at 29.8%. The best reps know their title and escrow teams well. They spot curative issues early and flag them before they turn into a closing day disaster. Agents remember the rep who saved a deal.

3. They make the agent look good

Agents care about their own reputation first. Among reasons that would make an agent switch title providers, a dedicated support team with proactive communication for their brokerage was cited by 26.3%. Top reps position themselves as an extension of the agent’s team, not a vendor chasing orders.

4. They sell speed and certainty

Faster and more reliable closings were cited by 25.7% of agents as a reason to move their title business. A great rep can explain exactly how their team gets files closed on time and back it up with real examples.

5. They ask better questions

Generic pitches don’t work. In a study of 1,004 sellers and sales managers, the RAIN Group Center for Sales Research found top performers are 58% more likely to lead thorough needs discovery. In title, that means asking an agent what’s slowing their deals down, what their clients complain about and where their business is heading.

6. They earn referrals on purpose

Top title reps don’t wait for referrals to happen. They ask. RAIN’s research shows top-performing sellers have a 72% average win rate on proposed sales compared with 47% for other sellers, and are 63% more likely to generate referrals. In a business built on agent networks, one happy agent can open the door to a whole office.

7. They choose employers who back them up

This one gets overlooked. Even the best rep struggles if escrow is slow or the comp plan keeps changing. RAIN found that when sellers get an effective manager, regular coaching and effective sales training together, they’re 63% more likely to be a top performer.

And once agents are happy, they stay put. 18.6% of agents said nothing on the list would get them to switch title providers. That loyalty is hard to win and very valuable once you have it, so the operation behind you matters as much as your own effort.

What hiring managers look for in title sales candidates

From the recruiting side, the candidates who get offers fastest tend to share a few things:

  • A book they can describe clearly. Who sends you business, how often and why.

  • Real numbers. Monthly order counts, closed units and growth over time.

  • A strong ops partnership. Hiring managers want to know you work well with escrow, not around them.

  • A reason for moving. Not just “more money,” but what’s holding your book back right now.

FAQ

What does a title sales rep do?

A title sales rep builds relationships with real estate agents, lenders, builders and attorneys to bring title and escrow orders to their company. They act as the link between referral partners and the title and escrow team.

What makes a title sales rep successful?

Responsiveness, reliable service and strong relationships. Agents say communication is the top factor when choosing a title company, ahead of speed and accuracy.

Do clients choose their own title company?

Legally they can, but most follow their agent’s recommendation. That’s why agent relationships are the core of title sales.

How do I know if it’s time to change title companies?

If you’re losing orders because of slow turn times, weak escrow support or an unpredictable comp plan, the problem probably isn’t you. A confidential conversation with a specialist recruiter can show you what else is out there.
