About the Role

Job Summary

The Title Agent is responsible for researching, reviewing, and preparing real estate title documents to ensure clear ownership and transfer of property. This role involves examining public records, resolving title issues, coordinating with lenders, real estate agents, attorneys, and customers, and issuing title insurance policies in compliance with state and federal regulations.

Key Responsibilities

Perform title searches and examine property records, deeds, liens, encumbrances, surveys, covenants, and other legal documents.

Identify and resolve title defects, ownership discrepancies, or legal issues affecting title transfer.

Prepare title commitments, policies, and supporting documentation for residential and/or commercial transactions.

Communicate with lenders, attorneys, real estate agents, buyers, and sellers throughout the closing process.

Ensure all title and closing requirements are met according to company, state, and underwriting guidelines.

Work with underwriters to obtain clearance, approval, and instruction on complex title issues.

Record legal documents with appropriate county or state authorities.

Maintain accurate records and files in accordance with compliance, privacy, and audit requirements.

Assist in closing and settlement processes as needed, including preparing settlement statements and disbursements.

Provide excellent customer service and maintain strong professional relationships.

Required Qualifications

High school diploma or equivalent (Bachelor’s degree preferred).

Prior experience in title, escrow, real estate, mortgage, or related field (typically 1–3+ years).

Knowledge of real estate documents, title procedures, and regulatory requirements.

Familiarity with title software platforms (e.g., SoftPro, RamQuest, Qualia, ResWare).

Strong attention to detail and ability to review and interpret legal documentation.

Excellent written and verbal communication skills.

Ability to work under deadlines and manage multiple files simultaneously.

Strong problem-solving and research abilities.

Preferred Qualifications

State Title Agent License (if required by the state).

Notary Public certification.

Experience with both residential and commercial transactions.

Understanding of ALTA, CFPB, and state compliance regulations.

Experience working with title insurance underwriters.
